As Your Realtor, We Will:

  • Assure that you see all the properties in the area that meet your criteria.
  • Ensure that our relationship together is based on trust and places a focus on your needs.
  • Provide you with the AREC (ALASKA REAL ESTATE COMMISSION) pamphlet which describes the relationships available to you our client.  Alaska State Law requires us to give you this pamphlet at our first meeting.  We will normally email it to you along with a personal message for your review.
  • Ensure that you have the opportunity to obtain a warranty on the home you select.
  • Ensure that you have the opportunity to have a home inspection performed prior to being committed to the earnest money contract on the home you select.
  • Help you negotiate the best price for the home you want. 
  • In short we will help guide you through the entire home buying process, from finding homes to look at, to getting the best financing.
  • Answer all of your questions about the local market area, including schools, neighborhoods, the local economy, and more.

Before You Start Looking For Your New Home:

  • Check your credit rating. Straighten out any errors before its too late.
  • Determine a comfortable monthly budget for your new purchase, including down payment and monthly payment.
  • Find a loan program that meets your needs and get pre-qualified (preferably pre-approved).
  • Obtain a 90% letter showing what you are prequalified for.  The 90% letter is deemed necessary here in Alaska by virtually 100% of the sellers.  It is referenced in the Standard Contract used by most of the MLS members here in Alaska. 
  • Determine what neighborhood best matches your needs.
  • Identify important features you need your new home to have.

Closing Costs to Expect:

  • Lender fees include charges for loan processing, underwriting, preparation and establishing an escrow account.
  • Third-party fees include charges for insurance, title search, and other inspections such as termites.
  • Government fees include deed recording and state & local mortgage taxes.
  • Escrow and interest fees include homeowner's insurance, loan interest, real estate taxes, and occasionally private mortgage insurance.
